Land Law Problem

Harry found a new job and moved in May 2022 to Northumbria. He entered into a lease of a flat for three years. The landlord, Katja, reserved a right of re-entry for breach of any of the tenant’s covenants. The lease contained the following covenants: (i) to pay the rent of £8,000 a year quarterly in advance; (ii) not to cause a disturbance to neighbours; (iii) not to assign, sub-let or part with possession without the consent of the landlord. In September 2022 Harry decided that he wanted to move to the seaside, and he assigned the lease with the landlord’s consent to William. In December 2022 Katja sold the reversion to Meg. William holds orchestral sessions for aspiring musicians in his flat most evenings which disturbs his neighbours. In January 2023, William decided that he only wanted to work part-time, and he has not paid the rent due since then. William decided that it would be a good idea to increase his income by sub-letting the spare bedroom to his friend, Andy, but William did not seek the landlord’s consent.
